Chelsea Rise Apartments is a landmark residential development in the heart of Birkenhead Village, delivering 77 apartments across an eight-storey building with expansive views over the Waitematā Harbour and Auckland city skyline. Developed on a steeply sloping site formed from two former residential lots, the project maximises the potential of a constrained THAB-zoned site while creating a high-quality living environment for residents.
Currently under construction, Babbage has provided multi-disciplinary services across architecture, structural engineering, building services, external envelope and planning. Through close coordination between disciplines, the design has achieved an efficient and streamlined consenting process while optimising site yield, apartment layouts and resident amenity.
The building is designed around a central circulation core, creating highly efficient floorplates and maximising the number of apartments on each level. A durable precast concrete façade system forms both the structure and architectural expression of the development, complemented by high-performance windows, doors and warm roof systems to deliver a robust, low-maintenance building envelope.
Responding to the site's challenging topography, the development incorporates two levels of secure undercover parking and cycle storage discreetly integrated into the lower levels of the building.
